Starting 2025 With A Successful Listing Sold
I’m excited to share that the home I listed for my clients in December is officially SOLD! This was such a rewarding project to work on. We had been talking about selling for a few months, and when they decided to move forward, we acted quickly to get it on the market before the holidays.
I helped put together a detailed action plan. I gathered all the necessary documentation and got quotes from a few of my favorite staging companies. After the owners moved out, we had the place cleaned and the stagers in the very next day.
While they worked, I went door-to-door throughout the neighborhood, meeting people face-to-face and telling them about this wonderful property. I met one interested investor at the door who I was able to show the property to while it was still being staged. Unfortunately, he needed to sell his home in Las Vegas first (but don’t worry—I’ll be helping him find another great property soon!).
At the end of the day, my photographer/videographer and I squeezed in a shoot just as the sun was setting. These beautiful images, combined with some descriptive language highlighting the upgrades the owners made, came together to create stunning marketing materials. We went live on Friday and I hosted a six-hour open house on Sunday with back-to-back visitors (many of which I had met prior out door-knocking!).
On Tuesday, I hosted a special open house for local real estate agents. I always make sure to bring food and coffee to encourage agents to stop by and preview my listings.
We set an offer date for Wednesday and received three strong offers—each over asking price. I suggested we counter all three offers, and it turned out to be a great strategy. The offer that had initially been the lowest ended up as our winning offer!
The buyer was pre-approved by a local lender I trust, and with inspections and disclosures shared ahead of time, I knew escrow would go smoothly.
Now, just 32 days after listing, the property is in the hands of a wonderful couple who are excited to make it their home. Meanwhile, my clients and I are already on the hunt for the perfect home for their growing family!
